How Many Properties Can a Property Manager Successfully Manage?
After more than 25 years managing commercial and retail property through acquisitions, redevelopments, economic cycles, COVID and weather events, I often find myself looking back and thinking, "How did we get through all of that?"
Today I look around and see great people who I worked with whom have left the industry and the resounding message from them was the stress and lack of work life balance. The inability to switch off. Because the industry doesn't just have a recruitment problem. It has a retention problem. Good people often don't leave because they're incapable. They leave because they find a path that feels less stressful, more rewarding, or more sustainable.
When I was asked why I started this business, the answer was surprisingly simple. I wanted to share the knowledge I had gained over 25+ years and help Property Managers feel supported rather than overwhelmed. Too often I have seen capable people leave the industry simply because the workload became unsustainable. I simply want to help PMs love the job again.
We seem to focus so much on the figure, but does the figure really tell the story? One PM can be cruising along happily.
Then:
- one messy acquisition,
- one difficult owner,
- one Shopping Centre issue,
- one major arrears situation,
lands on their desk.
Suddenly their "150 property portfolio" behaves like a "300 property portfolio." The number didn't change. The workload did.
The cost is often far greater than workload alone. Agencies can lose owners, tenants and valuable relationships, while Principals find themselves recruiting, training and introducing new faces just as trust and familiarity have been established.
